St. Cloud

The short version: St. Cloud is a growing city in Osceola County on the eastern shore of Lake Tohopekaliga, roughly 20 to 25 miles southeast of downtown Orlando. It has become one of Central Florida's most active new construction towns, with the Sunbridge and Crossprairie master plans building thousands of homes on its edges, standalone neighborhoods from national builders, a small historic downtown, and lake access minutes from the sales centers. It matches a strong airport and east-metro commute with the most affordable new-home price points in the Osceola corridor.

Why buyers watch St. Cloud

Lake country plus the airport corridor

St. Cloud pairs the most accessible new-home price points in the Osceola corridor with real small-town character: a historic downtown, lakefront recreation on Lake Tohopekaliga, and master plans large enough to support schools, parks, and their own town centers. Buyers usually come for the price and the commute to the airport, and stay for the lifestyle.

Development status · As of mid-October 2026

Crossprairie is the fastest-moving area; Sunbridge sells on the west edge

In October 2026 the busiest new construction areas in St. Cloud are Crossprairie, south of the historic downtown, and the Sunbridge master plan on the west edge (covered in its own file). KB Home's Canoe Creek Reserve is selling from the low $300,000s, D.R. Horton builds across several standalone neighborhoods, and the original Ashton Woods community, Sunbrooke, sold out in May 2026. The numbers below are what builders and listing sites published in October 2026 and should be confirmed with each sales office before you plan a tour.

Today

Crossprairie's active builder set includes Lennar (Hanover Lakes), M/I Homes, Meritage (The Meadow at Crossprairie), David Weekley (Palmeras at Crossprairie), Jones Homes, and Starlight Homes, with townes from about $312,490 to $330,000 and single-family running into the $400,000s and $500,000s.

Underway

KB Home opened Canoe Creek Reserve with one- and two-story single-family homes from the low $300,000s, and Toll Brothers lists Bella Tara in the St. Cloud area from the mid $500,000s. Crossprairie's Heritage Town Center is slated to break ground late 2026, and a new Florida Turnpike interchange is funded for the area.

Next

More Crossprairie sections and a second KB Home phase (Cedar Crossings II) are staged to open, and Harmony continues building on the east side with Adams Homes and D.R. Horton at Harmony West. Sunbridge's Orange County section is the next big release on the Osceola-Orange line.

Verification note: builder pricing, incentives, floor-plan availability, and development stages change without notice. The figures here were compiled from public builder listings and reporting on October 29, 2026; confirm current details with the builder or the GPG Team before you plan a tour.

Builders & neighborhoods

One town, several master plans, a long builder lineup

St. Cloud's new construction is spread across four areas, each with its own mix of builders and price points. Sunbridge offers the biggest builder lineup on the west edge (Toll Brothers, Pulte, David Weekley, Dream Finders, Ashton Woods, and M/I among the names that have built there, with its own file for details). Crossprairie, south of downtown, is the active multi-builder plan: Lennar at Hanover Lakes, M/I Homes, Meritage at The Meadow, David Weekley at Palmeras (single-family Magnolia Collection and Palms Collection townhomes), plus Jones Homes, Starlight Homes, and K. Hovnanian's 55+ Four Seasons neighborhood.

KB Home builds at Canoe Creek Reserve, The Shores, and Cedar Crossings II. D.R. Horton sells across Glenwood, Thompson Grove, Preston Cove, and Harmony West. Dream Finders lists Waterlin, and Toll Brothers lists Bella Tara in the St. Cloud area. Ashton Woods sold out Sunbrooke in May 2026, and Adams Homes and DRB Homes cover Harmony and Lakeside at Satilla. The lineup changes as phases sell out, so treat this list as a starting map rather than a current inventory.

Buyers' tip: the same builder often sells the same floor plan in two different St. Cloud neighborhoods at different prices, and the CDD and HOA picture differs by master plan. Compare the all-in monthly cost, not the wall price, before you pick a favorite model home.

What are the main master-planned communities building in St. Cloud?

The active building clusters in four areas. Sunbridge, Tavistock's 24,000+ acre conservation-first master plan, sits on St. Cloud's western edge and has its own full file on this site. Crossprairie, BTI Partners' roughly 1,400-acre master plan south of central St. Cloud, plans about 9,000 residential units with builders that include Lennar, M/I Homes, Meritage, Jones Homes, Starlight Homes, K. Hovnanian, and David Weekley. KB Home's Canoe Creek Reserve builds off Canoe Creek Road, and Harmony, a master-planned town about 15 miles east, builds around roughly 7,000 acres of conservation with its own K-8 and high school. Standalone D.R. Horton neighborhoods such as Glenwood, Thompson Grove, and Preston Cove round out the map.

What do new homes in St. Cloud cost?

There is no single St. Cloud price, but published starting prices compiled from public builder listings in October 2026 give a working range of roughly $300,000 to $600,000 for most new homes, with higher price points on larger lots and in places like Sunbridge and Toll Brothers' Bella Tara. Townhomes and compact plans commonly start in the high $200,000s to high $300,000s, with examples such as The Meadow at Crossprairie from about $404,990 (recently reduced) and KB Home's Canoe Creek Reserve from the low $300,000s. Pricing and incentives change phase to phase, so ask for the current price sheet for the specific homesite; the incentives guide explains how to compare offers between builders.

What amenities and lifestyle does St. Cloud offer?

St. Cloud's draw is the lake country lifestyle paired with a small historic downtown. Lake Tohopekaliga and East Lake Toho anchor fishing, paddling, and waterfront parks, and the downtown district along New York Avenue and 10th Street has coffee shops, restaurants, and local businesses that make it feel like a real town rather than a bedroom community. The large master plans add their own amenity packages: Sunbridge has parks, pools, trails, and a K-8 STEM school in the community, and Crossprairie plans neighborhood amenity centers plus a town center. The airport corridor is close enough that many residents work in aviation, healthcare, and hospitality roles around MCO.

What schools serve the St. Cloud area?

St. Cloud is served by the School District of Osceola County. The main area high schools are St. Cloud High School, Harmony High School, and Tohopekaliga High School, with elementary and middle assignments varying by address, including community schools such as Narcoossee schools, Voyager K-8 inside Sunbridge, and Harmony Community K-8 in Harmony. This site publishes no school rankings or quality judgments, and attendance zones follow the exact address and change as the county grows, so confirm the current assignment with the district for the homesite you want. The schools and new construction guide walks through how to verify zones before you sign.

What HOA or CDD fees should buyers expect in St. Cloud?

Most new St. Cloud communities sit in a homeowners association, and the large master plans add district-style assessments for community infrastructure. Sunbridge homes are served by a stewardship district that levies a CDD-style assessment, Crossprairie carries CDD-style assessments for its roads, water, sewer, and amenities, and individual neighborhoods set their own HOA dues. Fee structures and amounts differ by community and phase, so ask for the full HOA, CDD, and maintenance breakdown for the specific homesite. The CDD explainer and the step-by-step buyer's guide cover the exact questions to ask before you compare monthly payments.
