Spec sheet · File 03

East Orlando's newest big plan

EverBe sits at the intersection of two metro corridors, SR-417 and SR-528, which makes it a practical base for airport workers, UCF staff and students, and anyone who commutes to Lake Nona or the east side. The community's central waterway and Town Center give it the feel of a small destination rather than a standard subdivision.

Why buyers watch EverBe

Big plan, fast access, modern bones

EverBe competes on two fronts at once: the lifestyle of a large planned community with water features and parks, and the convenience of an airport-adjacent corner of the metro with fast highway connections. It also gives buyers a rare range, from two-bedroom townhome plans to five-bedroom single-family homes.

Airport-adjacent

About 10 minutes to MCO, 15 to UCF, 20 to downtown Orlando.

Waterfront core

A Town Center and central waterway with a pedestrian path system and mews.

Entry plans from the low $400s

Pulte's Aurora townhome series starts at $410,990, with several more series and about 12 quick move-ins currently listed.

2-gigabit internet

Fiber to every home, a real advantage for remote workers.

Builders & product

Pulte leads the selling; Lennar's townhomes are sold out

Pulte Homes is the developer and primary builder at EverBe, with multiple collections spanning roughly 1,628 to 3,938 square feet, and it is the active builder today: Aurora townhomes, Ember bungalows, Forever single-family plans, and the Legacy collection in the gated Avera section. Lennar's Venture Townhomes, which handled the townhome product on part of the site, are sold out per Lennar's own community page, so no new Lennar townhome inventory is releasing here; Pulte's Aurora series covers the attached product.

The amenity program runs along the central waterway: a waterfront Town Center, pools, parks, playgrounds, green space, pedestrian mews, and a pathway system that ties the neighborhoods to the core. Combined with 2-gigabit internet as standard, EverBe is built for the way newer households actually live.

Buyers' tip: with phases selling on a rolling basis, the difference between "sold out" and "releasing next month" is days, not weeks. If EverBe is on your short list, get on the release notifications with us so you see inventory the day it drops.

Verification note: pricing, incentives, floor-plan availability, and development stages at EverBe change without notice. The figures here were compiled from Pulte's published listings and third-party listing sites on October 29, 2026; confirm current details with the Pulte sales team or the GPG Team before you plan a tour.

Active builder with multiple collections from compact two-bedroom designs up to five-bedroom single-family homes. Published plans start around $410,990 (Aurora townhomes from 1,652 sq ft), with the Ember bungalows on 34-foot homesites from about $493,990, the Forever series on 50-foot homesites in the mid-$690,000s to high $700,000s (with AllGen multigenerational plans), and the Legacy collection in the gated Avera enclave from about $769,990. The community page is advertising about $43,000 in savings across quick move-ins.

Built the Venture Townhomes at EverBe; the collection is now sold out per Lennar's community page, so no new Lennar townhome inventory is releasing here.

Plan spectrum

Roughly 1,628–3,938 sq ft, 2–5 bedrooms, 2–4 baths. Compare the smaller plans against the model-home finish levels before you commit.
