What makes Lake Nona distinctive

A planned city centered on health and education

Lake Nona's identity comes from its Medical City campus, a roughly 650-acre health and life sciences park adjacent to the airport that public sources describe as home to Nemours Children's Hospital, the Orlando VA Medical Center, and the UCF health sciences campus, including the College of Medicine. That employment base anchors a strong daytime population of medical, research, and education workers, which is a large part of why the surrounding residential areas keep building.

Do Lake Nona communities have HOA or CDD fees?

Most Lake Nona neighborhoods have a homeowners association, and many master-planned sections are served by CDD assessments that appear as a line item on the annual property tax bill from the county tax collector. Amounts vary by neighborhood and phase, and some new sections market no CDD at all, so confirm the exact HOA fee and any CDD assessment for the specific homesite rather than assuming a neighborhood average. The CDD explainer covers what those assessments pay for and what to ask before signing.
