Ovation is the southernmost village of Horizon West, the master-planned west Orange County area near Winter Garden, and it is where much of the area's newest construction is happening right now. It is a New Urbanist-style village designed around walkable neighborhoods, amenity campuses, schools, parks, and town centers rather than one central clubhouse. Daily life here today centers on neighborhood pools and playgrounds, the Hamlin Town Center shopping and dining district on Lake Hancock, and short drives to the Disney area, while larger town center plans are still working through the pipeline. This post walks through what is open now, what is planned, and what to verify with the builder, the school district, or the GPG Team before you buy.
Where Ovation sits in Horizon West
Horizon West is not one builder community; it is a special planning area of roughly 23,000 acres that has been building out village by village since the mid-1990s. Ovation is the southernmost village (Village I), sitting just off SR-429 with direct access to Disney's Western Way entrance, which makes it the closest part of Horizon West to the theme parks. Hamlin Town Center and Lake Hancock sit a few minutes to the north, historic downtown Winter Garden is a short drive in the same direction, and SR-429 ties into the Florida Turnpike and I-4 for commutes across the metro.
How the village is designed
Ovation follows the New Urbanist pattern used across Horizon West: smaller neighborhoods grouped around shared amenity campuses, with parks, schools, and a planned village center placed within walking or short driving distance rather than everything concentrated in one spot. Each neighborhood in Ovation has its own builder and its own amenity package, so the pool, clubhouse, and playground you get depends on which community you choose. That is the single most useful thing to understand before touring: compare the amenity campus in the specific neighborhood, not just the floor plan.
Amenities inside the Ovation neighborhoods
The amenity campuses in Ovation are neighborhood-level, and each active builder publishes its own list. As of October 2026, the published packages include:
- Encore at Ovation (M/I Homes): a clubhouse with kitchen and fitness center, a resort-style pool, a covered outdoor gathering patio, a dog park, picnic tables with water views, cornhole and bocce, play fields, and a playground.
- Harvest at Ovation (RockWell Homes): a resort-style pool, walking trails, green spaces and water features, a butterfly garden, a playground, a pond, and a dog park.
- Serenade at Ovation (Dream Finders Homes): a community park with a covered picnic pavilion and a children's playground.
- Westhaven at Ovation (Toll Brothers): planned with a resort-style swimming pool, a fitness center, and a dog park.
The pattern repeats across the village: pools, playgrounds, dog parks, and trails are the standard ingredients, and the specific mix varies by builder and phase. If a community is still early in construction, some amenities may open after the first homes close, so ask which parts of the amenity campus are open today versus scheduled for later phases.
The town centers still to come
Two larger mixed-use plans are in the pipeline around Ovation, and neither is fully built yet. A walkable village center has been proposed along Avalon Road with roughly 11 retail buildings, live/work units, and a fire station, though it remains a proposal rather than an open district. On a bigger scale, the Horizon West Town Center plan spanning the SR-429 interchange calls for more than 2 million square feet of mixed-use commercial space and up to about 4,870 residential units over the long term. Both plans show the area's direction, but they are not today's reality: the shopping and dining that exists now is concentrated at Hamlin Town Center and in nearby Winter Garden.
Shopping and dining nearby today
Hamlin Town Center on Lake Hancock is the everyday anchor: a grocery, restaurants, a cinema, and waterfront gathering space, with retailers and dining continuing to fill in. The French Cafe, Ford's Garage, and PopStroke are among the spots already open there. Historic downtown Winter Garden on Plant Street is a short drive away and offers a different character: local coffee shops like Axum and Foxtail, restaurants, and the West Orange Trail running through town. For a bigger outing, Disney Springs and the theme parks are a short drive via Western Way, and the shopping districts of the Disney corridor are minutes from the village.
Schools serving the Ovation area
The Ovation area is served by Orange County Public Schools. A new Ovation Elementary School opened in August 2026 on Hartzog Road, built to relieve crowding at neighboring elementaries, and the feeder context around the village includes Water Spring Elementary, Water Spring Middle, and Horizon High School. School boundaries in Horizon West shift as new campuses and phases open, so the assignment for a specific homesite should be confirmed with OCPS before you sign, not assumed from a neighborhood name.

Outdoor recreation and trails
Outdoor life is one of the strongest parts of the Horizon West lifestyle. The West Orange Trail, a paved rail-trail of more than 22 miles, runs from the Oakland area through downtown Winter Garden toward Apopka and is the region's best-known bike and walking route. Lake Hancock, at the heart of Horizon West, is a hub for kayaking, canoeing, fishing, and shoreline walks, with the Hamlin Town Center waterfront nearby. Horizon West Regional Park on Hamlin Groves Trail spans more than 200 acres, and its first phase is open with playgrounds, sports fields, trails, and picnic areas. Within Ovation itself, the neighborhoods' playgrounds, dog parks, and walking trails connect into the wider network.
Commute context
Ovation is the closest Horizon West village to the Disney area: the theme parks are roughly 10 to 15 minutes away via Western Way, about 5 to 8 miles depending on the exact gate. Downtown Orlando runs about 30 to 40 minutes off-peak via SR-429 and SR-408 or the Florida Turnpike, and Orlando International Airport is roughly 30 to 40 minutes via the Turnpike and SR-528. Those are typical off-peak figures; rush hour on SR-429 and the Turnpike can add 10 to 20 minutes, and the corridor is one of the fastest-growing in the metro, so drive the route at the times you would actually commute.
What to verify before you buy in Ovation
- Amenity status: which parts of the neighborhood amenity campus are open today, and which are planned for later phases.
- Fees: HOA and CDD structures vary by village and phase, so get the full breakdown for the specific homesite.
- School assignment: confirm the current OCPS boundary for the exact address, because boundaries shift as the area grows.
- Builder lineup and phase availability: releases change quickly, and a floor plan can sell out in one release and return in the next.
- Town center timing: the Avalon Road village center and the larger Horizon West Town Center are planned, not open, so set expectations for what exists today.
None of this is a reason to avoid Ovation; it is simply the honest checklist for buying into a village that is still building out. The area's character is community-focused and amenity-driven, built around schools, parks, and neighborhood gathering spaces, and the trade-off for living in the newest section of Horizon West is that some retail and services arrive after the homes do. Amenity lists, school boundaries, and commute times in this post were compiled from public builder pages, district information, and local reporting in October 2026, and they change as the area builds out, so confirm current details with the builder, OCPS, or the GPG Team before you plan a tour.
How the GPG Team can help
Tyler Gibson and the GPG Team work the Horizon West corridor regularly and can pull current phase sheets, compare amenity packages across Ovation neighborhoods, and run the all-in cost math before you visit a sales center. A quick call before your first tour also protects the builder-paid commission question: most builders only register a buyer's agent at the first visit, so decide on representation before you walk in. Tyler is a Florida-licensed Realtor and investor who has closed new construction across Central Florida, and he answers the questions in this post every week. The Moving to Orlando Guide's new construction section tracks current builder incentives across the metro, which is worth a read before you compare phase pricing. current builder incentives
