An East Orlando master-planned community in late-afternoon light: modern homes along a tree-lined waterway with a resort-style pool and cabana in the foreground.
Lifestyle · Central Florida New Construction

EverBe is Pulte Homes' master-planned new construction community in East Orlando, at the corner of S. Econlockhatchee Trail and Lee Vista Boulevard, and it is built around a different idea than a typical subdivision: a waterfront Town Center, a central waterway with pedestrian paths, and a first amenity clubhouse that is already open. Daily life here in late 2026 means the BeSocial Club's pool, pickleball courts, and kids' play areas next to active construction, quick access to Orlando International Airport and SR-417, and a short drive to the shopping and dining corridors of Lee Vista, Waterford Lakes, and Lake Nona. This post covers what is open today, what is planned, and what to verify with Pulte, Orange County Public Schools, or the GPG Team before you buy.

Where EverBe sits and how it is planned

EverBe occupies part of the Lee Vista corridor in ZIP 32829, roughly 10 minutes from Orlando International Airport, about 15 minutes from UCF, and around 20 minutes from downtown Orlando. The master plan spans about 3,300 lots with single-family home series and townhomes, plus a planned apartment component, retail and dining at a waterfront Town Center, and a city park the City of Orlando is planning as the build-out continues. Pulte Homes is the developer and the active builder with roughly 30 floor plans; Lennar's Venture Townhomes inside the plan are sold out. For the full spec sheet, pricing context, and builder notes, see the EverBe community file .

What is open today: the BeSocial Club

The first amenity center, The BeSocial Club, opened in 2025 and remains the community's social anchor as of late 2026, per Pulte's published amenities list. It includes a resort-style, zero-entry pool with lap lanes, a sun deck and cabanas, a fitness center and movement studios, pickleball courts with a pavilion, a grab-and-go cafe, supervised kids' play areas and a splash zone, open play and event fields, and walking trails. A lifestyle director runs a calendar of community events, which matters more to daily life than any single amenity on the list.

What is still on the drawing board

Two larger pieces are in the pipeline. The Beacon, a roughly 22,000-square-foot waterfront amenity building, is listed as coming soon by Pulte, with a fitness center, indoor and outdoor movement studios, play areas, and a splash zone. The master plan's waterfront Town Center, with retail, dining, and community gathering space, is still in development, and the planned city park has not broken ground publicly. Treat these as scheduled rather than guaranteed: open dates shift with the build-out, so ask the Pulte sales team which amenities are open, under construction, or still in the planning stage for the phase you are considering.

How the neighborhoods feel day to day

EverBe is arranged around its central waterway, with a pedestrian path system and narrow mews connecting the neighborhoods to the Town Center site, so walking or biking to the amenity core is part of the design rather than an afterthought. Every home includes 2-gigabit fiber internet as standard, which matters for remote workers and for the airport corridor's shift-heavy schedules. Because the community is still building out, expect an active construction character in some phases: temporary roads, contractor traffic, and finished sections sitting beside framing stages are normal, and the amenity experience matures as each phase fills in.

Dining and shopping nearby

Most everyday errands happen along Lee Vista Boulevard and the Semoran corridor a few minutes west, and the bigger shopping trips go to Waterford Lakes or Lake Nona. The main destinations, all a short drive from EverBe:

  • Lee Vista Promenade, an open-air center on Lee Vista Boulevard near the airport, with a movie theater, HomeGoods, Petco, Michaels, and Ross along with chain restaurants and coffee.
  • Waterford Lakes Town Center on Alafaya Trail near UCF, a large open-air center anchored by Target, with Best Buy, Barnes & Noble, a Regal theater, and dozens of restaurants from quick service to sit-down.
  • Lake Nona Town Center across SR-417, a lakeside dining and entertainment hub with Boxi Park's food hall and live music stage, plus Lake Nona West's Target, Nordstrom Rack, and DICK'S Sporting Goods a little further on.

Schools that serve the area

EverBe sits in Orange County Public Schools, and the feeder pattern Pulte lists for the community runs Vista Lakes Elementary to Odyssey Middle to Colonial High School, three established East Orlando campuses on the same side of the metro as the community. Two things are worth confirming before you buy: the master plan includes a site for a future school, and OCPS adjusts attendance zones as the area grows, including rezoning work for the 2026-27 school year that touches parts of the Odyssey Middle area. Check the current assignment for the exact homesite on OCPS's attendance maps, and our schools guide explains how zoning works in growing communities.

Outdoor recreation

Inside the community, the path system, pools, playgrounds, and the planned city park cover most family recreation, and the Econlockhatchee River corridor is a short drive east for anyone who wants real wilderness. The river-bottom preserves between EverBe and Bithlo are the closest natural escape:

  • Econlockhatchee Sandhills Conservation Area, a 706-acre Orange County preserve with a roughly 3.2-mile loop through sand pine scrub and floodplain.
  • Ken Bosserman Econlockhatchee River Preserve, a compact preserve with a rugged loop along the river through hydric hammocks.
  • Little Big Econ State Forest in Seminole County, about a half hour north, with more than 5,000 acres, the Florida Trail along the river, and a designated canoe and kayak paddling trail.

The river draws paddlers year-round, and the closer preserves are realistic after-work walks rather than weekend-only trips.

Commute context

EverBe's location works best for people whose days run to the east side of the metro. The airport is about 10 minutes away, UCF about 15 minutes north, downtown Orlando about 20 minutes via the toll corridors, and Lake Nona's Medical City a short drive across SR-417. SR-417 and SR-528 are the corridors that matter, and both reach the rest of the region without crossing local streets. Cross-town commutes to the west side, such as Horizon West or the Disney area, are long trips, which is why EverBe tends to suit buyers anchored east: the airport, UCF, downtown, and Lake Nona rather than the theme-park corridor.

What to verify before you buy

  • The amenity timeline: which parts of the BeSocial Club, The Beacon, the Town Center, and the city park are open, under construction, or still planned.
  • The school zone for the exact homesite on OCPS's current attendance maps, plus any rezoning notices affecting the area.
  • HOA and CDD fees: Pulte has not published detailed fee figures on its public community pages, so ask the sales team for the full breakdown for the specific homesite.
  • Phase pricing and incentives: release prices and promotions change every phase, so ask for the current phase sheet before comparing offers.

None of this is complicated, but all of it changes while the community builds out. The GPG Team tracks EverBe's releases and amenity schedule for east-side buyers, and a short call before you tour can keep an assumed amenity from becoming a closing-day surprise.
